Artists, aesthetes and the wealthy have flocked to the French Riviera for over a century. As a new exhibition at the Royal Academy explores the region’s artistic legacy, we uncover why its reputation for inspiration and relaxation never wanes

Nice: a city renewed

For decades, Nice was the gateway to the Riviera: somewhere to land before continuing to Cannes, Antibes or Monaco. Not anymore. “Nice has become more cosmopolitan,” says Alex Balkin. “It’s become a real international city in its own right.”

Better connectivity has helped. A tram runs directly from the airport into the city centre, while buyers increasingly value the walkability, restaurants, cultural life and year-round appeal Nice offers. “Years ago, I would go to Cannes or Antibes or Monaco or Italy because I wanted to try a new fancy restaurant,” Balkin says. “But now Nice really holds its own.”

That shift dovetails with changing buyer tastes. Younger international buyers increasingly want properties close to transport, entertainment and the sea rather than remote Provençal retreats. Nice also offers something that never goes out of fashion: “the light, the sea, the mountains.”
