About this property
Built in around 1816, for General James Wharton, Rossmoor Lodge is an impressive Grade II listed Georgian country house, occupying a wonderful position within just under four acres of gardens and paddocks. The property combines the architectural character and craftsmanship of the Georgian period with a highly considered renovation, creating a substantial family home that is both elegant and exceptionally practical.
The house has been renovated to an excellent standard, retaining a wealth of original period features. Of particular note are the stunning ornate fireplaces found throughout the principal reception rooms, which provide a striking focal point and complement the property’s impressive proportions and character.
The accommodation is arranged over two floors and extends to approximately six bedrooms and three bathrooms, with an excellent, well-planned layout providing a natural balance of formal and informal living spaces. There are two generous reception rooms, bathed in natural light, each featuring an eye-catching open marble fireplace and fully functioning shutters. There is also an abundance of storage throughout the house, making the property particularly well suited to modern family life.
At the heart of the ground floor is a beautifully appointed handcrafted kitchen, fitted with a range of integrated appliances and centred around a substantial island. An oil-fired and electric AGA adds to the traditional country-house character, while the kitchen opens directly into the adjoining dining room. Large glazed doors provide an exceptional connection between the interior and the beautifully maintained courtyard and gardens beyond, creating a particularly attractive space for entertaining and family gatherings.
A separate, generous pantry provides a useful addition to the kitchen, with excellent storage and an adjoining laundry and cloaks area.
To the first floor, the principal bedroom is a particularly impressive room, enjoying generous proportions, an attractive outlook over the gardens and excellent natural light. It is complemented by a large en suite bathroom, fitted with both a bath and separate shower, creating a luxurious and private retreat.
There are a further five bedrooms, one of which also benefits from its own en suite bathroom room, while the remaining bedrooms are served by the well-appointed family bathroom. Together, the bedroom accommodation provides excellent flexibility for family and guests, with generous proportions and an abundance of storage throughout.
Outside, Rossmoor Lodge occupies an exceptional setting, surrounded by just under four acres of established gardens and paddocks. The grounds provide an outstanding degree of privacy and seclusion, with mature trees, lawns and thoughtfully landscaped areas creating a wonderful backdrop to the house. A stone terrace and outdoor kitchen area sits to the side of the property providing a natural extension of the living accommodation and is particularly well suited to outdoor entertaining.
The beautifully landscaped parterre, with clipped box hedging, provides access to a particularly impressive range of substantial brick-built outbuildings. The outbuildings offer excellent flexibility for a variety of uses and include a dedicated games room and gym. They benefit from their own heating system and electricity supply, making them practical and usable throughout the year and providing valuable additional space for leisure, hobbies, work or storage.
Situated behind the parterre is a handsome enclosed stable yard with five stables, providing a further collection of useful versatile buildings and previous planning for conversion. The stable yard also gives access to the impressive clock tower, a particularly distinctive feature which adds considerable character and presence to this part of the property. Together, the courtyard and outbuildings create an exceptional space, with potential for leisure, equestrian, storage or other lifestyle uses, subject to any necessary consents.
The paddocks and manège offer considerable appeal for those seeking a property with equestrian or smallholding potential, while the gardens provide ample space for children, entertaining and enjoying the surrounding countryside.
