WEST NEWTON

West Newton is a wonderful compact residential estate offering a combination of an elegant country house, exceptional walled gardens, mature policies, additional accommodation surrounded by in-hand farmland.

Situated at the heart of the estate lies West Newton House, surrounded by gardens and policy woodland. West Newton is a striking Georgian country house constructed of white painted stone with red sandstone window dressings under a pitched slate roof.

Off the entrance hall is the staircase hall which leads to the dining room at one end and the kitchen at the other. There is a staircase at the northern end of the hall leading to two further bedrooms and a bathroom above the dining room.

The kitchen passage provides access to the snug/office and kitchen. The kitchen is equipped with an array of fitted wall and floor units, complemented by a four oven oil fired AGA. West Newton Farmhouse
Located off the North Drive is a traditional farmhouse constructed from local red sandstone under a slate roof with a lovely southerly outlook over the surrounding fields. The farmhouse was comprehensively refurbished by the current owners in 2014 and has been previously operated as a successful holiday rental. It would serve as a comfortable secondary residence for a family member or could be leased either on a short-term or long-term basis.

These buildings offer potential for conversion to a number of alternative uses (subject to gaining necessary consents).

Situated beyond the traditional range is a fully enclosed modern steel portal frame general purpose shed (44m x 25m) with large apron which is currently used as an indoor ménage/ schooling ring and has a sand/recycled plastic surface and one wall of training mirrors.

Land
West Newton extends in total to about 102 acres and comprises a mix of productive grassland with established woodland plantations and shelter belts enhancing the privacy of the estate. .

The land is classified by the James Hutton Institute for Soil Research as Class 3.1 and is well suited for growing both grass and the production of cereal and forage crops. The land is gently undulating and is approximately 55m above sea level.

The fields are well-fenced with water supplies and lie within a ring fence connected by good internal tracks and access from the public road at three points.
