About this property
The Manor House
Under the guidance of architectural designers Nigel Daly and Brian Vowles, this 15th century Grade II listed Manor House has been sensitively restored and enhanced with painstaking attention to detail, creating a unique family home.
Approached through 19th century oak gates, by a gravel drive under an enormous Cedar tree. The Manor House is built of Cotswold stone under a traditional slate roof, the greater part of which has been replaced.
The juxtaposition of old and new has been used creatively throughout, with original metal leaded light windows, restored and replicated. The lime rendered internal walls, solid oak and Cotswold stone flagged floors, oak beams and huge oak A-framed trusses, provide an impressive sense of medieval’ grandeur throughout.
Importantly, the property has been completely rewired and replumbed, including underfloor heating to all ground and lower ground floor stone flagged rooms.
The front door is accessed via an enchanting walled courtyard. The flag stoned entrance hall opens to the centre of the house leading directly to the kitchen, with its four door gas Aga with ancillary Aga electric oven and hob. Bespoke units are topped with honed slate worktops.
Tall windows to the east facing front garden and French doors to the south terrace ensure plenty of natural light and access to the terrace. The terrace offers an extension of the kitchen with two neo-classical loggias, perfect for al-fresco dining.
A utility room with pantry and large built in storage cupboards is directly off the kitchen, as is a walk-in larder. Also adjoining the kitchen is the study/snug with one wall lined with bespoke joinery fitted bookcases.
Stone steps from the hall lead to the drawing room/ library with exceptional natural light, an oriel window and window seat. Oak bookcases surround the open fireplace.
From the inner hall, stone stairs lead down through an arch to the dining hall with its vaulted ceiling and stunning stone fireplace created from reclaimed carved stone sections. Two doors lead to the garden.
A large versatile games/media room leads off, with dual aspect windows and door to the garden.
The 17th century style oak staircase leads from the inner hall to the first floor with its spectacular principal bedroom suite. Vaulted ceilings, triple aspect views of the garden and the hills beyond. The open fireplace and seating area make this an enchanting room. The ensuite bathroom leads off with a separate shower and cast iron roll top bath.
Bedroom two with its charming ensuite has views to the front garden.
Bedroom three is oak-panelled with a quirky wet room.
Bedroom four makes an ideal child’s bedroom or study.
Stairs to the second floor lead to bedroom five with ensuite bathroom and dressing room/nursery. There is also a large airing cupboard that opens from the top landing.
Garden & Grounds
The large terraced gardens are a particular feature of the property and unusually for a town centre location are entirely private and not overlooked. The stone flagged terrace with two loggias makes for easy al fresco entertaining.
Steps lead up to the small walled vegetable garden and greenhouse. A flight of imposing wide steps lead down to the main lawn with its high stone wall and established herbaceous borders. A gate and further steps lead to the privately tucked away swimming pool and pool house with sink, WC and den above.
Next to the pool house is a hidden Clearlight infrared sauna.
The path to the west side of the garden leads directly back to the entrance courtyard.
There is an open two bay stone garage with a large workshop and extensive storage above. A second, wide gated vehicular access opens
to the lower lawn with additional parking. The whole property is surrounded by a high Cotswold stone wall.
